Everything you need to know about our property management, professional cleaning, staging, and ALE housing services.

We require a standard 6-month minimum agreement with a $250/unit/month minimum to establish baseline dynamic pricing performance and market positioning. There are no hidden software, listing, or administrative fees.

Most property management companies in Charlotte outsource their turnover cleaning to third-party contractors, leading to missed cleans, poor guest reviews, and revenue drops. Next Level PMG was built from the ground up by a professional cleaning craftsman. We operate our own in-house hospitality cleaning team, guaranteeing 5-star cleanliness, a 24-hour response SLA, and flawless turnover execution under one roof.

We syndicate your listing across all major travel platforms—including Airbnb, VRBO, Booking.com, and Furnished Finder—within 7 business days of onboarding. By multi-listing through our centralized Guesty property management system, we ensure maximum search visibility, zero double-bookings, and optimized calendar occupancy.

Next Level PMG charges a competitive 20% co-hosting fee of gross booking revenue for Short-Term Rentals (STR) and Mid-Term Rentals (MTR)—allowing you to keep 80% of your earnings. Our full-service management includes algorithmic dynamic pricing, guest vetting, 24/7 guest support, and turnover coordination powered by Guesty. For traditional Long-Term Rentals (LTR), our fee is 20% of monthly rent plus a one-time leasing fee equal to 50% of the first month’s rent.

  • STR/MTR Turnover Cleaning: $120–$200 per visit (based on square footage/bedrooms).

  • Standard/Recurring Residential Cleaning: $130–$180 per visit (save 30–50% on recurring weekly/bi-weekly plans).

  • Deep Cleaning: $250–$450 (~$0.25/sq. ft.) for complete baseboard-to-appliance resets.

  • Move-In / Move-Out Deposit-Ready Cleaning: $300–$600 (~$0.35/sq. ft.).

Cleanliness is the #1 factor in Airbnb and VRBO reviews. Our dedicated in-house cleaning crew handles every turnover with hospitality-grade inspection checklists, full linen/laundry laundering, and supply restocking—preventing negative guest reviews and protecting your Superhost status.

  • Staging Consultation (Walk & Talk): $250–$350 (includes a written room-by-room action plan; fee is credited toward full staging if booked).

  • Occupied Home Styling: $800–$2,500.

  • Vacant Home Staging: From $2,200 initial setup + $300–$700/room/month.

  • STR Turnkey Design & Furnishing: $1,500–$3,000 design fee + furnishings at cost (complete move-in ready setup for maximum nightly yield).

High-end staging directly increases listing click-through rates, nightly pricing power, and booking conversion. Professional visual appeal sets your property apart in competitive markets like Charlotte, South End, Uptown, and Lake Norman.
